As a Junior Property Manager, you will play an important role in supporting the Property Management team with the effective management of a diverse portfolio of residential properties, including Private Rental Sector (PRS) and Cost-Rental homes.

Your responsibilities will include managing maintenance requests, monitoring arrears, supporting regulatory compliance, coordinating contractors and building strong relationships with landlords, tenants, residents and other key stakeholders.

You’ll be at the heart of the day-to-day operation of the portfolio, helping to ensure properties are well maintained, residents receive an exceptional level of service and the portfolio continues to perform successfully.

What We’re Looking For

  • Strong knowledge of Irish residential letting legislation, RTB regulations, and property management best practices.

  • Excellent communication, negotiation, and organisational skills.

  • Ability to work independently, prioritise competing demands, and manage multiple properties effectively.

  • Strong problem-solving and conflict-resolution skills.

  • Proficiency in property management and maintenance software.

  • A PSRA licence, or a commitment to obtaining one, is essential.

  • A self-motivated, results-oriented approach with a strong focus on customer service and service delivery.

  • Ability to communicate effectively with tenants, landlords, contractors, colleagues, and other stakeholders.

Key Responsibilities

The Junior Property Manager will assist in the management of a diverse portfolio of residential properties. The role encompasses property and site management, maintenance coordination, financial oversight, emergency response coordination, compliance, and letting services.

The successful candidate will be responsible for supporting effective tenant and resident management, resolving day-to-day issues, coordinating with service providers, and maintaining positive working relationships with all stakeholders.

The Employee’s key duties shall include, but not be limited to:

  • Manage the maintenance work order dashboard, MaintenanceIQ, ensuring all maintenance items are appropriately triaged, responded to, and actioned.

  • Ensure regular and effective communication with residents, tenants, contractors, landlords, and other key stakeholders regarding ongoing maintenance issues.

  • Monitor performance statistics within MaintenanceIQ to ensure maintenance tickets are responded to within agreed target timeframes.

  • Extract and review maintenance reports to identify recurring issues, trends, and opportunities for improvement.

  • Resolve day-to-day reactive property maintenance issues and assist with the implementation of the planned preventative maintenance programme.

  • Coordinate contractors and service providers to ensure maintenance works are completed efficiently, safely, and to the required standard.

  • Assist with emergency maintenance response and ensure appropriate escalation where required.

  • Support the management of tenant and resident queries, ensuring issues are addressed promptly and professionally.

  • Assist with arrears monitoring and reporting, escalating issues where appropriate.

  • Support compliance with Irish property legislation, RTB requirements, health and safety obligations, and relevant regulatory standards.

  • Assist with property inspections, check-in and check-out processes, and general property management activities.

  • Maintain accurate property, tenant, maintenance, and financial records.

  • Liaise with landlords and other stakeholders regarding property performance, maintenance requirements, and tenant matters.

  • Assist with the management of planned and reactive maintenance budgets and monitor expenditure against agreed parameters.

  • Support the wider Property Management team with the effective management of the residential portfolio.

  • Identify opportunities to improve operational efficiency, resident satisfaction, property condition, and overall service delivery.

  • Carry out other reasonable duties associated with the role as required.
