Overview

An exciting opportunity has arisen for a Property Manager to join a leading real estate advisory firm in Dublin 14, following continued portfolio growth.

This role would suit a Assistant Property Manager or experienced Block Property Manager who has a strong understanding of the MUD Act, OMC management and residential/block property management and is now looking to take the next step in their career.

You will join an established and supportive property management team, working alongside experienced Property Managers and gaining exposure to a diverse portfolio of residential, commercial and mixed-use developments.

This is an excellent opportunity for someone who is confident managing their own portfolio and client relationships but is looking to broaden their experience, take on greater responsibility and progress into a more senior Property Manager position.

You will receive support and guidance from an experienced management team while being given the autonomy to develop your skills and take ownership of your portfolio.

Key Responsibilities

  • Manage and oversee a portfolio of residential, commercial and mixed-use properties, with support from senior management where required

  • Act as a key point of contact for OMCs, landlords, tenants, residents, contractors and service providers

  • Apply a strong working knowledge of the Multi-Unit Developments (MUD) Act and relevant property management legislation

  • Assist with and take ownership of service charge budgets, annual expenditure and financial reporting

  • Support OMC management, including meetings, correspondence, budgets, maintenance and compliance requirements

  • Coordinate and monitor planned and reactive maintenance across developments

  • Conduct regular property inspections and ensure appropriate health & safety and statutory compliance

  • Manage contractor relationships, documentation, quotations, SLAs, SOPs and ongoing performance

  • Assist with tendering processes and the appointment and management of contractors and service providers

  • Monitor service charge expenditure and identify opportunities for cost control and value for money

  • Prepare regular client and management reports, including monthly, weekly and ad hoc reporting

  • Attend and participate in OMC, client and site meetings, developing confidence in managing client relationships independently

  • Assist with the onboarding of new developments and properties

  • Support senior Property Managers with larger or more complex property management matters

  • Contribute to improving internal systems, processes and property management best practices

  • Assist with sustainability initiatives, energy efficiency and cost-saving measures across the portfolio

  • Ensure actions arising from health & safety inspections and audits are followed through to completion

  • Provide occasional support for out-of-hours property management issues

Candidate Requirements

  • 2–5 years' experience in property management, ideally with a strong background in residential/block management

  • Strong practical knowledge of the MUD Act, OMC structures and block management

  • A valid PSRA Property Management Licence

  • Experience dealing with OMCs, residents, landlords, contractors and other property stakeholders

  • Good understanding of service charges, sinking funds, budgets and expenditure management

  • Experience preparing or contributing to financial reports and annual service charge budgets

  • Strong organisational skills with the ability to manage multiple developments and competing priorities

  • Experience coordinating contractors and maintenance works, with an understanding of compliance and H&S requirements

  • Strong communication and relationship-management skills

  • Professional and confident when dealing with clients, OMC directors, residents and contractors

  • Good IT skills and experience using property management systems and reporting tools

  • Commercial property experience would be advantageous but is not essential

You may currently be working as a Assistant Property Manager, Block Manager or Property Manager and have developed a strong foundation in MUD/OMC and residential property management.
