Associate Director – Commercial Property Manager

About the Opportunity

My client is a global name in real estate, with an established presence across property, asset and facilities management. They are seeking an exceptional individual to join their team at Associate Director level, based in Dublin.

With an overall estate size of approximately 85 acres, Blanchardstown Centre represents Ireland’s largest concentration of retail space, comprising approximately 159,000 sq m of retail accommodation across the core shopping centre and two independent retail parks.

The centre is anchored by Marks & Spencer, Dunnes Stores, Boots and Zara, with more than 180 stores and restaurants and approximately 7,000 car parking spaces available on site.

The successful candidate will work alongside two other Directors responsible for the management of Blanchardstown Centre, with the opportunity to support senior colleagues on other major property management instructions.

The role places particular emphasis on client and occupier relationship management, site team support and development, operational excellence and continuous improvement.

Based between the client's Dublin office and Blanchardstown Centre, the successful candidate will work closely with the Centre Management team and will also be expected to identify and develop new business opportunities that support the continued growth of the client's successful and expanding property and facilities management business.

Key Responsibilities

For Blanchardstown Centre, the successful candidate will act as the principal point of contact for the surveying and property management aspects of the scheme.

The role will require a highly practical and hands-on approach to property management, including responsibility for:

  • Regular property inspections and site management.

  • Sensitive data and information management.

  • Client reporting and communication.

  • Lease management and administration.

  • Service charge budget management.

  • Arrears and debt collection.

  • Cashflow management.

  • Supporting the efficient financial and operational performance of the property.

  • Managing complex service charge budgets in accordance with SCSI guidelines.

  • Supporting the oversight and development of the site's commercialisation strategy.

  • Supporting sustainability and ESG-related projects.

  • Assisting the client and Directors with additional strategic and operational requirements as they arise.

The successful candidate will also develop and maintain strong working relationships with retailers and occupiers. This will include involvement in:

  • Debt and arrears management.

  • Understanding and responding to retailer trading performance.

  • Discussions and plans to refresh or reconfigure retailer space.

  • Providing recommendations and strategic advice to the client.

  • Supporting occupiers in resolving property-related matters.

  • Identifying opportunities to improve the overall performance and customer experience of the scheme.

A strong relationship with the Centre Management team will be critical. The successful candidate will work collaboratively with the team to ensure the efficient and effective operation of the scheme, with a continued focus on driving footfall, sales, occupier satisfaction and customer experience within a clean, safe and well-managed environment.

Regular site attendance and inspections will be an integral part of the role, with the successful candidate expected to make effective and efficient use of time while on site.

The role will also involve producing high-quality written output, ensuring accuracy, timeliness, completeness and consistency across all client and internal reporting.

The successful candidate will be expected to mentor, develop and line manage team members as required, supporting the continued development of the wider property management team.

Skills, Knowledge & Experience

Strong property management experience, together with an in-depth understanding of the challenges and opportunities currently facing the retail property market, is essential.

You will be an experienced people manager with a strong attention to detail and the determination to ensure consistently high-quality output at every level.

Excellent relationship management skills will be essential, enabling you to deliver a high level of client satisfaction while developing the capability and confidence of colleagues and team members.

You will demonstrate a proactive, commercial and solutions-focused approach, together with a continuous willingness to challenge existing processes, identify opportunities and drive improvement.

Additional Requirements

  • Significant experience within the property management sector is essential, with proven experience managing shopping centres, retail parks or comparable complex commercial assets.

  • High level of attention to detail.

  • A practical, pragmatic and common-sense approach to property management.

  • Proven experience of lease administration and a strong understanding of property accounting principles.

  • Strong understanding of the principles and practice of client care.

  • Excellent time management and organisational skills, combined with a high degree of personal initiative.

  • Strong team player who builds effective relationships and consults constructively with colleagues and stakeholders.

  • Ability to establish trust and credibility quickly with clients, occupiers and internal teams.

  • Articulate, professional and persuasive communication style, with an excellent telephone manner and strong report-writing capability.

  • Excellent interpersonal, negotiation and influencing skills.

  • Commercial awareness and the ability to identify opportunities to cross-sell and support the delivery of additional services across the client's wider real estate platform.

  • Ability to work with a high degree of autonomy and minimal supervision.

  • SCSI / RICS qualified, or currently undertaking, or intending to undertake, the relevant professional qualification.

  • Solid understanding of ESG and sustainability and the increasing importance of these areas within the built environment and commercial real estate.

  • Strong IT skills and experience using relevant property management, financial and reporting systems.
