The Role
As Block Property Manager, you will be responsible for the efficient management of common areas within a portfolio of high-quality residential developments, primarily institutionally owned.
Unlike traditional block management roles, this position does not require attendance at Board Meetings or AGMs, allowing you to focus on delivering exceptional property and asset management services.
Key Responsibilities
Manage a portfolio of institutionally owned residential developments, ensuring the highest standards of property management and customer service.
Coordinate and oversee planned preventative maintenance programmes with the support of a dedicated Block PPM Coordinator.
Manage reactive maintenance requests and ensure works are completed efficiently and to a high standard.
Prepare and monitor service charge budgets, expenditure, and financial performance.
Appoint, manage, and monitor contractors, ensuring value for money and quality service delivery.
Carry out regular site inspections to maintain compliance, presentation, and safety standards.
Assist with insurance renewals and claims management.
Work closely with Tenancy Managers to ensure House Rules are adhered to and any breaches are addressed professionally.
Monitor energy usage and contribute to sustainability initiatives where appropriate.
Liaise directly with clients and prepare monthly and ad hoc reports in line with individual client requirements.
About You
Minimum of 3 years' experience in residential block property management.
Valid PSRA Category D Licence (essential).
Strong understanding of the MUD Act and associated statutory obligations.
Excellent communication, relationship management, and negotiation skills.
Proficient in Microsoft Office, particularly Word and Excel.
Highly organised with excellent attention to detail and the ability to manage multiple priorities.
Able to work independently while contributing positively to a team environment.
Full driving licence and access to a car.
