My client is seeking an enthusiastic and experienced Residential Lettings Negotiator to join their busy residential team, managing a substantial portfolio of modern rental properties across Dublin. The portfolio includes high-quality residential developments, many of which are owned by institutional investors and regulated entities.
This is an excellent opportunity for a proactive and organised property professional who enjoys working in a fast-paced environment. The successful candidate will be equally comfortable working independently both in the office and on-site at properties, while collaborating closely with a highly professional team. Strong attention to detail, excellent organisational skills, and the ability to adapt quickly to changing priorities are essential.
Key Responsibilities
Responsibilities will include, but are not limited to:
Maintain an up-to-date knowledge of the Dublin residential lettings market and current rental values.
Manage daily lettings enquiries and tenant applications.
Arrange and conduct property viewings during the day, evenings, and occasional Saturday mornings.
Negotiate tenancy terms with prospective tenants.
Obtain and verify tenant references through comprehensive referencing procedures.
Prepare all documentation relating to new tenancies and lettings administration.
Coordinate utility transfers, RTB registrations, and tenant standing orders.
Liaise closely with Property Management and Accounts teams to ensure a seamless customer experience.
Prepare marketing copy and coordinate photography for online property advertisements.
Produce weekly client reports covering viewings, applications, occupancy levels, and lettings performance.
Maximise occupancy levels and achieve the best possible letting outcomes for clients.
Analyse portfolio performance and make recommendations to improve occupancy and overall returns.
Requirements
A valid PSRA Category C Licence is essential.
A property-related qualification is required.
Full use of a car is essential.
Minimum of two years' residential lettings experience within the Dublin market.
Excellent attention to detail, particularly in relation to documentation, compliance, and client reporting.
Ability to maintain strict confidentiality at all times.
Enthusiastic, self-motivated, and committed to delivering a first-class customer experience.
Excellent organisational skills with the ability to manage multiple priorities.
Strong written and verbal communication skills with fluent English.
Proven negotiation and relationship management skills.
Proficiency in Microsoft Office, particularly Word and Excel.
