The Opportunity
My client is entering an exciting phase of growth and investment and is seeking an experienced Senior Project Manager – Hotel Refurbishment & Capital Projects to lead the delivery of refurbishment and capital investment programmes across its expanding European hotel portfolio.
This role will oversee projects across Ireland, the UK and Madrid, with future developments planned in Amsterdam, Edinburgh and Berlin. It offers a unique opportunity to shape and enhance high-profile hospitality assets while working within live operational environments.
We are looking for an energetic, commercially minded project leader with exceptional stakeholder management skills and emotional intelligence. You will be responsible for end-to-end project delivery, ensuring refurbishment and CapEx projects are completed safely, efficiently, on budget and with minimal disruption to hotel operations and the guest experience.
This is a hands-on role requiring strong leadership, commercial acumen and the ability to drive multiple projects simultaneously in a fast-paced, operationally sensitive environment.
Key Responsibilities
Project Delivery
Lead the full lifecycle delivery of hotel refurbishment and CapEx projects from feasibility through to completion and handover.
Deliver projects safely, on time, within budget and to the highest quality standards.
Manage refurbishment works within live hotel environments, ensuring guest satisfaction, operational continuity, and health & safety remain paramount.
Define project scope and objectives in collaboration with Operations, Facilities, Finance and other key stakeholders.
Develop and manage project programmes, budgets, risk registers and delivery plans.
Appoint, coordinate and manage contractors, consultants and suppliers to achieve successful project outcomes.
Oversee tendering and procurement activities, securing best value and strong commercial outcomes.
Conduct regular site inspections and progress meetings to ensure compliance with programme, quality and safety requirements.
Proactively identify risks, challenges and opportunities, implementing effective mitigation strategies.
Ensure compliance with all relevant building regulations, statutory requirements and health & safety legislation.
Manage project close-out activities including commissioning, snagging, documentation and operational handover.
Provide clear, concise and accurate reporting to senior leadership on project performance, costs, timelines and key risks.
Stakeholder & Portfolio Management
Build strong relationships with hotel General Managers, brand partners, consultants, contractors and internal stakeholders.
Coordinate the flow of project information through structured communication, reporting and governance processes.
Collaborate closely with operational teams to ensure projects align with business objectives and brand standards.
Support the ongoing development and implementation of refurbishment standards and best practices across the portfolio.
Commercial & Continuous Improvement
Manage allocated CapEx budgets with strong financial discipline and accountability.
Identify value engineering and cost-saving opportunities without compromising quality or guest experience.
Drive continuous improvement across project delivery processes, systems and reporting.
Monitor project performance through robust tracking, forecasting and risk management.
Qualifications & Experience
Minimum 8 years' project management experience within a construction contractor, consultancy or client-side environment.
Degree qualification in Construction Management, Engineering, Project Management or a related discipline.
Proven experience delivering commercial fit-out, refurbishment or capital projects.
Strong understanding of building regulations and compliance requirements relating to commercial developments.
Experience managing projects from feasibility through planning, execution and handover.
Excellent report writing, project controls and stakeholder management skills.
Strong leadership capability with the ability to influence and coordinate multidisciplinary teams.
High level of proficiency in Microsoft Office and project management systems.
Working knowledge of BIM, AutoCAD and 3D modelling platforms is highly desirable (design management responsibility is not required).
Experience within hospitality, retail, commercial or other operational environments would be advantageous.

Package & Benefits
Salary: €140,000 – €160,000 depending on experience
Bonus: Discretionary annual bonus of up to 50%
Pension: 3% employer contribution
Annual Leave: 20 days, increasing by one additional day after two years' service
