On-Site Lettings / Property Manager – PRS Development, North Dublin City

My client is a global brand who are currently seeking an On-Site Lettings / Property Manager to join an exceptional on-site team managing a portfolio of assets, including a high-end residential development in North Dublin City. This is a fantastic opportunity for an experienced professional to take ownership of both the lettings and day-to-day management of a portfolio of premium PRS schemes encompassing 640 units, ensuring high levels of occupancy, resident satisfaction, and operational excellence.

The Lettings Property Manager will be self-motivated, goal- and results-oriented, and have excellent relationship management skills. They will demonstrate a proven ability to communicate effectively with a variety of stakeholders. Key to success in this role is having sufficient lettings and tenant management experience, with the ability to maintain a strong focus on client satisfaction and expectation management. The ideal candidate will also possess excellent customer service skills, ensuring residents receive the highest level of care.

Working in conjunction with the General Manager, the primary focus will be to operate and deliver an exceptionally managed PRS portfolio by:

  • Maintaining full occupancy

  • Overseeing tenant management

  • Delivering accurate client reporting

  • Managing unit turnover efficiently

  • Reducing operational costs

  • Ensuring the highest service standards across the development

Initially, the role will be based at the North Dublin City development. After the first 12 months, the position will transition to my client’s head office, at which point the focus will shift to managing lettings and property management functions across an assigned development or portfolio, to be determined at the time.

Key Responsibilities:

  • Maintain full occupancy and minimise void periods

  • Production of inventories and photographic records

  • Preparation of condition reports

  • Reference checks and tenant vetting

  • Drafting and issuing lease agreements

  • Organising move-ins and key handovers

  • Tenant registration with the RTB

  • Managing upcoming availability and property marketing

  • Daily tenant and contractor liaison

  • Monitoring rental payments and managing arrears per RTB guidelines

  • Managing lease renewals and issuing notices as required under RTB regulations

  • Conducting routine property inspections

  • Managing conflict resolution with professionalism

  • Producing accurate, high-quality written reports in collaboration with line manager

  • Maintaining regular contact with the client and reporting as required

  • Supporting the General Manager with annual budget preparation

  • Ensuring all property management systems are kept up to date

  • Ensuring compliance with:

  • Residential Tenancies Acts

  • Health & Safety Legislation

  • Fire Services Act 1981

  • Occupiers Liability Act 1995

  • Waste Management and Litter Pollution Acts

  • Data Protection Act

  • Achieving set KPIs

Skills, Knowledge, and Experience:

  • Relevant third-level qualification and/or professional certification

  • PSRA License Holder (Category C)

  • In-depth knowledge of the Residential Tenancies Acts 2004–2021

  • Minimum of 3 years’ experience in lettings/property management

  • Excellent communication and organisational skills

  • Proficiency in MS Excel, Word, Outlook, and CRM/property management systems

  • Strong customer service orientation

  • A team leader with keen attention to detail
