Technical Asset Manager Up to €110k + Bonus 15% + Pension 5%
My client is looking for an ambitious Technical Asset Manager to take ownership of the technical, construction and ESG agenda across a high-quality portfolio of commercial and residential assets in Ireland.
This is a hands-on role with real responsibility — from CAPEX strategy and refurbishment programmes to ESG upgrades, technical due diligence and project delivery. Working closely with Asset Management and external partners, you will help unlock the full potential of our properties. Shape assets. Drive performance. Make an impact.
What you’ll do
Own the technical agenda across the Irish portfolio, acting as the owner’s representative for construction, building performance, ESG and CAPEX matters.
Drive asset performance by identifying and delivering refurbishment, upgrading and value-enhancement opportunities.
Partner with Asset Management on lease negotiations, providing technical expertise and managing fit-out and refurbishment projects from concept through completion.
Lead ESG and sustainability initiatives, developing practical strategies to improve energy performance, building standards and long-term asset resilience.
Manage the full project lifecycle — scope, tender, procurement, contractor appointment, delivery, cost, quality and programme.
Negotiate and manage contracts with construction companies, consultants, designers and other technical specialists, securing internal approvals and ensuring robust reporting.
Take control of technical due diligence for acquisitions and disposals, covering technical, environmental and ESG considerations.
Oversee forward-deal project delivery, including project monitoring, cost control and risk management.
Lead and challenge external providers, including property managers, engineers, consultants and specialist advisers.
Support internal teams with clear, commercially focused technical advice on construction and property matters.
Spot opportunities, solve problems and get things moving — bringing an entrepreneurial mindset to every project.
What you bring
Level 8 degree in construction, engineering or a related discipline, ideally with a focus on real estate, energy, sustainability or project management.
Several years of experience in technical asset management, property management or project management within commercial real estate.
Chartered status with a relevant professional body such as SCSI, RICS or CIOB is preferred.
Proven experience in planning, tendering and delivering construction projects, including defect assessment, remediation and quality control.
Strong ability to coordinate multiple external consultants, contractors and technical providers.
Solid technical understanding of building systems, installations, ESG and energy management.
A commercial and analytical mindset, with the ability to quickly understand complex issues and turn them into clear, practical actions.
Confident communication and negotiation skills with the ability to influence stakeholders at all levels.
Excellent English; German is an advantage.
High energy, flexibility and a genuine entrepreneurial drive, with a willingness to travel occasionally.
