Senior PRS Block Manager

Fantastic opportunity to join Ireland’s leading Private Rented Sector Lettings & Management Team and thrive in one of the most dynamic, stable, and fast-growing areas of the property industry.

This is a client-facing role within the PRS Block Management Team, overseeing the communal areas and services of a high-end portfolio of developments across Dublin—owned by major commercial landlords and investment funds.

You’ll manage premium new-build schemes (2–4 years old) featuring luxury amenities like gyms, cinemas, tenant lounges, roof terraces, and concierge services. A strong hospitality mindset is key to delivering the elevated resident experience our client is known for.

People skills are essential—this is a role built on relationships. You'll collaborate with property managers, contractors, on-site staff, and residents, ensuring smooth operations, excellent service, and a proactive, solution-driven approach.

Ideal for someone confident in financial management, health & safety, contract negotiation, and both reactive and planned maintenance. Experience with ESG and energy initiatives is a plus.

Key Responsibilities

· Have a strong work ethic, pro-active attitude, keen desire to develop their career, closing any knowledge gaps and willingness to take ownership of projects.

· Ability to understanding each individual client and mandate to manage operations across designated developments successfully

· Ensuring developments are kept at the required level by my client and their Client.

· Management of contractor related documentation and delivery (tendering/health & safety / SLA/ SOP’s /financial/ reporting etc.)

· Serving as my clients representative and leading at Client Meetings.

· Management of site Inspections of managed developments.

· Budget tendering / preparation / operation / delivery.

· Ensure Health and Safety actions identified in Audits are implemented in a timely manner.

· Generating new ideas for cost savings and further developing site sustainability.

· Periodic Reporting (Monthly, Weekly, Adhoc) with the support the central management team / client.

· Certain Helpdesk Support Required Out of Hours

· Adaptable to processes, systems, policies and legislation

Skills, Knowledge and Experience

· Property Management Licence essential.

· Minimum of 2-3 years’ experience in Property Management

· OMC experience beneficial but not essential

· Dealing with the implementation of site systems and services strategically within new and existing developments.

· Ensure efficient, reliable, high-quality deployment of site maintenance and utility operations.

· Previous experience in a customer facing role.

· Ability to prioritise with good decision-making skills.

· Have advanced problem-solving skills with a solution focussed mindset.

· Establish and manage relationships with contractors to ensure quality and compliance of works in line with company policy and guidelines.

· Must have strong financial awareness to manage costs & budgets across a number of sites.

· Excellent awareness and quality management of Health & Safety.

· Strong communication and interpersonal skills.

· Have demonstrable record of continuous personal development within the industry.

· Excellent IT skills and systems software experience.

· Experience in working on multiple projects simultaneously.

· Have strong self-management, organisational and administration skills.
