Senior Property & Lettings Manager
My client is a Dublin-based property letting and management firm, specialising in premium residential apartments and houses within the prestigious district of Dublin 4. The company focuses on the stewardship and leasing of high-end calibre homes, delivering a refined, service-led approach to residential property management rather than operating as a corporate or financial asset management entity.
The Property and Lettings Manager is responsible for overseeing the day-to-day management, letting, compliance, maintenance, and performance of a residential property portfolio comprising c 250 units.
The role ensures high occupancy levels, strong tenant relationships, regulatory compliance, and efficient coordination of maintenance and contractor services.
The successful candidate will be working in a small team and will act as a key liaison between tenants, contractors, and internal stakeholders to ensure properties are managed professionally, efficiently, and in line with all relevant legislation.
Key Responsibilities
Portfolio Management
Manage a portfolio of residential properties to ensure high occupancy and tenant satisfaction
Coordinate property viewings and oversee the full letting lifecycle from enquiry to move-in
Conduct regular property inspections and prepare condition reports
Monitor tenancy performance and proactively address issues affecting occupancy or retention
Maintain accurate property and tenancy records
Lettings Administration
Advertise available properties across relevant platforms
Process tenancy applications and complete referencing checks
Prepare tenancy agreements and supporting documentation
Coordinate lease renewals and rent reviews
Manage tenant move-ins and move-outs, including inventories and deposit handling
Ensure full RTB compliance with lettings and renewals
Compliance & Regulation
Ensure properties comply with all relevant housing legislation and regulatory requirements
Monitor certification requirements (e.g., fire safety, gas safety, BER/EPC, electrical inspections)
Maintain compliance registers and ensure documentation remains up to date
Support audit and reporting requirements where applicable
Maintenance Coordination
Act as first point of contact for maintenance issues
Coordinate reactive and planned maintenance works
Liaise with contractors and service providers
Monitor quality, timelines, and cost-effectiveness of works
Approve invoices in line with budget authority
Tenant Relations
Build strong professional relationships with tenants
Respond promptly to tenant queries and concerns
Support dispute resolution where required
Promote tenant retention through proactive engagement
Landlord / Stakeholder Liaison
Provide regular portfolio updates to landlords or senior management
Advise on rental values, market conditions, and asset performance
Support strategic decisions regarding leasing and property improvements
Financial Oversight
Monitor rent collection performance and arrears
Support budgeting and cost control for maintenance works
Review contractor quotes and service agreements
Assist with financial reporting where required
Marketing & Occupancy Strategy
Support marketing strategies to minimise void periods
Analyse local rental market trends
Recommend pricing strategies to maximise income and occupancy

Skills and Experience
Essential
Experience managing residential property portfolios
Strong knowledge of lettings processes and tenancy lifecycle management
Understanding of housing legislation and compliance requirements
Excellent organisational and administrative skills
Strong communication and stakeholder management abilities
Ability to manage multiple priorities simultaneously
Proficiency in property management systems and Microsoft Office
Desirable
Relevant property qualification (e.g., IPAV, PSRA licence (Ireland), ARLA, RICS, or equivalent)
Experience managing mixed-use or multi-unit developments
Experience working with institutional landlords or large portfolios
