The Role
My client is seeking an experienced and motivated Senior Lettings Negotiator / Property Manager to manage a mixed portfolio of residential properties while overseeing all aspects of lettings and property management. The successful candidate will deliver exceptional customer service to landlords and tenants, ensuring compliance, operational excellence, and high service standards across the portfolio.
Key Responsibilities
Manage a diverse residential portfolio, including standalone properties and multi-unit developments.
Complete a high volume of lettings while ensuring all compliance requirements and internal procedures are met.
Advertise available properties, arrange and conduct viewings, take property photographs, prepare marketing material and manage online listings.
Vet prospective tenants, obtain landlord approval, manage deposits and ensure all tenancy documentation is completed accurately.
Draft lease agreements, coordinate move-ins and ensure properties are presented to a high standard.
Conduct move-in, move-out and mid-tenancy inspections where required.
Oversee property maintenance, coordinate repairs and negotiate deposit deductions with landlords and tenants where appropriate.
Resolve tenancy-related issues including rent arrears, maintenance concerns, complaints and early lease terminations.
Proactively generate new business by identifying and securing new rental instructions.
Advise landlords on residential tenancy legislation, statutory obligations, rent reviews and regulatory compliance.
Liaise with landlords, tenants, contractors, maintenance providers, accounts and internal colleagues to ensure the efficient management of the portfolio.
Provide regular updates and reporting to senior management on lettings activity and portfolio performance.
Requirements
PSRA Licence (Category C) essential.
Full clean driving licence.
Minimum four years' experience in residential lettings and property management.
Strong knowledge of Residential Tenancies legislation and property management practices.
Excellent communication, negotiation and relationship management skills.
Ability to manage a busy workload independently while maintaining exceptional attention to detail.
Strong organisational and time management skills.
Proficient in Microsoft Office and property management software.
