About the Role
My client is seeking an enthusiastic and experienced Property Management Accountant / Block Management Client Accountant to join their busy and well-established Property Management Accounts team, working across a substantial portfolio of Irish properties.
This is an excellent opportunity for an accounts professional with experience in property accounting, client accounting, service charge accounting or property management finance to further develop their career within a collaborative, professional and fast-paced environment.
The successful candidate will be organised, detail-oriented and adaptable, with the ability to work both independently and as part of a team. The role requires confidence in dealing with people, excellent communication skills and the ability to respond effectively to changing priorities within a busy office environment.
Key Responsibilities
Service Charge Accounting
• Administer service charge accounting for a portfolio of Owner Management Companies (OMCs).
• Prepare annual service charge budgets in conjunction with Property Managers.
• Monitor service charge expenditure and ensure costs are allocated accurately.
• Reconcile service charge income and expenditure throughout the financial year.
• Prepare year-end service charge accounts and supporting schedules.
Accounts Payable & Receivable
• Reconcile bank accounts, aged debtors and aged creditors on a regular basis.
• Monitor service charge collections and debtor balances.
• Produce arrears reports and work with Property Managers to support collection activities.
• Process supplier payments, monthly payment runs, EFT payments and remittances.
• Process refund payments through the property management system and online banking, including tenant deposit refunds.
Audit & Compliance
• Prepare year-end audit files and supporting reconciliations.
• Liaise with external auditors and accountants during annual audits.
• Assist in the preparation of statutory financial statements.
• Maintain strong financial controls and ensure compliance with internal policies and accounting procedures.
Portfolio Financial Management
• Manage the day-to-day financial accounting for a portfolio of managed residential developments.
• Maintain accurate accounting records in accordance with accounting standards and internal policies.
• Ensure all financial transactions are correctly processed, recorded and reconciled.
• Monitor cash balances and assist with treasury management across assigned developments.
• Maintain accurate general ledger, balance sheet and control accounts.
• Post accounting transactions including rent, management fees, service charges and other property-related income and expenditure.
• Liaise with Property Managers and the Lettings team regarding tenancy changes, lease updates and matters affecting financial reporting.
Financial Reporting
• Prepare monthly financial reports and management accounts for assigned properties and developments.
• Produce financial statements, income and expenditure reports, balance sheets, cash flow reports, budgets, forecasts and financial summaries.
• Prepare budget versus actual analysis and investigate significant variances.
• Produce financial reporting packs for Property Managers, OMC Directors and clients.
Systems & Process Improvement
• Maintain accurate accounting records within the property management system.
• Identify opportunities to improve efficiency through automation and process improvements.
• Support finance projects and continuous improvement initiatives.
• Carry out additional accounting duties as required.
• Update property management systems with accurate lease, tenant and portfolio information.
• Assist Property Managers and colleagues with accounting queries and general administration relating to the accounts portfolio.
About You
Essential Requirements
• Minimum of 2 years' experience in property accounting, ideally within Owner Management Company (OMC) accounting.
• Qualified, part-qualified or suitably experienced accounting professional. ACCA, ACA, CPA, CIMA or equivalent qualification is desirable.
• Strong knowledge of management accounts, reconciliations and financial reporting.
• Strong Microsoft Excel and Word proficiency.
• Excellent communication and organisational skills.
• Fluent written and spoken English.
• Confidence dealing with clients, tenants, suppliers and colleagues in person and over the phone.
• Ability to prioritise workload and manage multiple property portfolios.
• Proactive, motivated and professional approach to work.
• Excellent attention to detail, discretion and the ability to multitask effectively.
Desirable
• Experience using MRI Qube or similar property management/accounting software is an advantage.
• Experience supporting annual audits and statutory reporting.
