Senior Asset Manager – Commercial Property| €125k - €135k (Non fee earning role Flat Salary)

Role Overview

To take responsibility for the financial performance, operational oversight and value enhancement of a commercial property portfolio, (primarily offices retro fit-outs) ensuring strong income performance, effective lease management, robust fund and bank reporting, and the successful delivery of asset improvement initiatives.

The role is suited to a senior Chartered Valuation Surveyor or property professional who has strong valuation expertise but is looking to move away from the preparation of valuation reports and towards a broader portfolio, asset and investment management role. The position will involve interpreting valuation and financial information, monitoring asset performance, managing key stakeholder relationships, overseeing leasing and business plans, and driving initiatives that enhance portfolio income and capital value.

Key Responsibilities

1. Fund Reporting & Stakeholder Management

  • Prepare and deliver annual budgets and quarterly fund reporting for the QIAIF Fund (multiple ownership structure), ensuring alignment with financial and asset performance data.

  • Provide regular updates to external valuers and review quarterly asset valuations.

  • Co-ordinate information requests for interim and year-end audited accounts.

  • Liaise with fund representatives, co-owners, lenders, auditors, and other stakeholders.

  • Oversee weekly rent transfer processes.

2. Commercial Asset Management

  • Monitor rental income, operating expenditure, and overall asset performance.

  • Manage arrears and enforcement actions where required.

  • Oversee marketing of vacant space and manage lease negotiations through to completion.

  • Implement rent reviews and lease renewals.

  • Prepare covenant compliance reporting for lenders where required across various asset classes.

  • Co-ordinate tenant matters and building maintenance issues with managing agents.

  • Oversee annual service charge budgeting and reconciliation processes.

3. Capital Projects / ESG Initiatives

  • Identify and assess sustainability and ESG improvement opportunities across the portfolio.

  • Prepare project specifications and budgets for Cat A office upgrades and related works.

  • Obtain required internal and external approvals.

  • Appoint and manage design teams, consultants, and contractors.

  • Oversee contract execution and project delivery.

  • Monitor timelines, budgets, and payment schedules.

  • Prepare and submit capital expenditure approval requests.

Skills & Experience Required

  • Proven experience in commercial property or asset management.

  • Strong financial and budgeting skills.

  • Experience with landlord and tenant matters, leasing, and rent reviews.

  • Knowledge of service charge management.

  • Strong stakeholder management and communication skills.

  • Experience managing refurbishment or ESG-related projects desirable.

  • Highly organised with strong attention to detail.
