Sales Manager New Homes - 70k - 85k (Preference for a candidate coming from a developer)
Role Summary
The Sales Manager will be responsible for delivering private residential sales performance across a portfolio of new developments within the Irish housing market on behalf of a client. The role focuses on overseeing daily sales operations, managing agent relationships, monitoring performance, and ensuring accurate reporting. Working closely with senior stakeholders across Sales, Marketing, and Project teams, the Sales Manager will ensure that pricing strategies, marketing initiatives, and site launches are effectively executed to achieve sales targets.
Core Responsibilities
Sales Execution & Agent Management
Develop and maintain strong relationships with key sales agents to maximise performance in a competitive market.
Collaborate with agents to review pricing, unit release strategies, and margins in line with prevailing market conditions, providing informed recommendations to senior stakeholders.
Agree, monitor, and evaluate sales targets with agents and internal sales teams.
Attend and manage all development launches across multiple sites.
Oversee incoming offers and lead negotiations where required.
Act as the primary point of contact for sales approvals, escalating where necessary.
Participate in regular sales meetings with agents and ensure follow-through on agreed actions.
Pricing Strategy & Campaign Support
Review and maintain pricing schedules and ensure all price lists are accurate and up to date.
Work closely with Sales and Marketing teams to deliver targeted campaigns, events, and initiatives within agreed budgets.
Monitor local market trends and respond proactively to changes.
Liaise with internal stakeholders on product mix, specification, and pricing to ensure alignment with market demand.
Reporting & Performance Analysis
Review daily and weekly reports from agents, CRM systems, and internal teams.
Consolidate weekly and monthly sales data for reporting purposes.
Liaise with transaction teams to monitor deal progression and respond to internal queries.
Track financial performance, including deposits and contract status, to ensure timely sales progression.
Review and approve relevant sales-related invoices.
Maintain and update internal sales reporting systems.
Support the establishment and ongoing management of Owners’ Management Companies (OMCs).
Identify and escalate recurring system or process issues.
Contribute to ongoing market research and analysis.
Cross-Functional Collaboration
Work with Marketing teams to ensure developments are accurately presented across digital platforms and property portals.
Ensure all marketing collateral (plans, NIA data, brochures) is aligned with sales strategy and factually accurate.
Provide updates to internal teams on broader site activity, including retail and commercial elements where relevant.
Contribute to internal meetings with updates on residential sales performance.
Collaborate with Business Development teams to ensure accurate inclusion of sales inputs in appraisals and financial models.
Work alongside design and construction teams to ensure product delivery meets market expectations.
Experience & Skill Requirements
Minimum of 7 years’ experience in residential property sales, with essential experience in new homes sales.
Proven track record of managing multiple agents and developments simultaneously.
Strong interpersonal, negotiation, and stakeholder management skills.
Demonstrated ability to drive sales performance and meet targets.
Excellent communication and presentation skills.
Strong analytical and financial acumen, with the ability to use data to inform decision-making.
Experience using CRM and sales reporting systems (e.g., Microsoft D365 or similar).
Qualifications
Degree in Real Estate or a related discipline (preferred).
Strong knowledge of the Irish residential property market and current trends.
Remuneration
Salary range: €70,000 – €85,000 (depending on experience) + a list of benefits & bonus
Preference will be given to candidates with prior experience working directly with a property developer.
