Residential Estate / Property Manager 65k -70k doe | 2 Days hybrid

Overview
To manage a residential property portfolio comprising three Owners’ Management Companies (OMCs) across two developments of significant size and prominence in the private rental market, both located in West Dublin.

The properties are privately let, with residents typically engaging directly with their landlords, who in turn liaise with the OMC managing agents. As such, this role involves minimal direct resident interaction and no requirement for out-of-hours meetings.

The successful candidate will be responsible for ensuring the operational excellence of the developments, as well as ensuring that all MUD Act, legislative maintenance requirements, and additional corporate governance requirements are complied with. This role would suit an experienced Residential Property/Estate Manager or Building Manager seeking employment in a progressive work environment, managing a well-structured portfolio with limited resident interface and a strong operational and technical focus.

The role will be based from the local offices within developments located in Dublin 24 and Dublin 12 respectively, with a requirement to attend the client’s offices in my clients head office in Dublin city centre every second week.

 

Key responsibilities include but are not limited to:

  • Ensuring that operational standards within the portfolio meet the client’s requirements. Inspect and arrange for maintenance and repairs to meet standards on time and within budget, including implementation of Planned Preventative Maintenance measures.

  • Preparing and managing service charge budgets, analysing variances within quarterly or monthly reporting, and taking corrective actions where necessary.

  • Preparing monthly reports with respect to property performance on an operational and financial basis.

  • Collaborating closely with the client on-site in ensuring the property common areas meet required standards.

  • Collaborate closely with the Director and the property management team in progressing and initiating Environmental & Social Governance initiatives on behalf of the client.

  • If required, develop and integrate sustainability best practices/accreditations and work with the existing team to drive the client’s sustainability objectives.

  • Provide mentoring and support to the on-site Facilities Co-ordinator.

  • Working with the procurement department, negotiate contracts with suppliers in line with the procurement process and engage on a regular basis with respect to performance.

  • Use technology platforms provided by the client to aid workflow and efficiencies (e.g. Blockman, Smartsheet, Adest, Power BI, and other platforms).

  • Host quarterly (or as required) directors’ meetings and annual general meetings with members, ensuring that budgets, AGMs, and audits are all actioned on time.

  • Ensure compliance with health & safety legislation and ensure that correct practices and procedures are adopted across all sites.

  • Collaborate with Procurement, Building Consultancy, Professional Services, and Building Maintenance teams in ensuring a best-in-class suite of property services is delivered to the client.


Skills required:

  • Appropriate third level and/or professional qualification – MRICS/PSRA License Holder (C & D).

  • Full Irish Driving Licence and access to an insured vehicle.

  • Minimum of 3–5 years’ experience in portfolio/residential property management.

  • Strong technical understanding of building services, with experience in M&E, HVAC, and knowledge of building fabric and structure highly advantageous.

  • Experience in a Building Manager or similar operational role would be beneficial.

  • Effective communication and organisational skills.

  • Ambitious, energetic, and motivated individual.

  • Must have a solution-focused attitude.
