Reporting directly to the CEO, this is a high-profile leadership role with responsibility for the strategic direction, operational performance and continued development of a significant property portfolio across Ireland.

The Opportunity
As Head of Property, Projects & Facilities, you will lead a multidisciplinary function responsible for property strategy, asset management, capital projects, facilities management and regulatory compliance across a national portfolio.
You will work closely with executive leadership, providing strategic recommendations that support business growth, enhance operational performance and maximise portfolio value.
Leading an established team and managing a network of external consultants, contractors and service providers, you will play a critical role in shaping the future direction of the business.
Key Responsibilities
Property Strategy & Asset Management
Lead the strategic management of a substantial property portfolio.
Negotiate leases, lease renewals, rent reviews and landlord agreements.
Identify and asssist in securing new locations to support business growth and expansion.
Assist in leading property acquisitions, disposals and portfolio optimisation initiatives.
Build and maintain strong relationships with landlords, agents and key stakeholders.
Conduct commercial and investment analysis to support property decisions and capital investment opportunities.
Develop business cases and recommendations for executive leadership.
Projects & Capital Delivery
Assist the CEO with planning and delivery of refurbishment, fit-out and capital investment projects across multiple locations.
Manage project budgets, timelines and performance to ensure successful delivery.
Appoint and oversee consultants, design teams and contractors.
Ensure all projects meet regulatory, statutory and operational requirements.
Drive innovation, efficiency and continuous improvement across project delivery.
Identify opportunities to enhance customer experience, operational effectiveness and asset value.
Facilities & Operational Excellence
Lead the facilities management function across a national multi-site operation.
Ensure preventative maintenance programmes are effectively planned and executed.
Manage critical supplier relationships and service level agreements.
Drive cost efficiencies while maintaining high operational standards.
Ensure all locations remain fully compliant with relevant legislation and industry standards.
Develop and implement strategies that improve reliability, performance and operational resilience.
Health, Safety & Compliance
Champion a culture of safety, accountability and best practice.
Ensure full compliance across all property, facilities and project activities.
Work collaboratively with internal stakeholders to continuously improve safety standards and risk management processes.
About You
You are a commercially driven property leader who combines strategic thinking with operational excellence.
You understand how property decisions influence business performance and can confidently operate at both boardroom and site level.
You bring credibility, influence and sound judgement, with a proven ability to manage competing priorities while delivering measurable results.
You are equally comfortable negotiating a complex lease transaction, leading a major capital project or driving operational improvements across a national portfolio.
Experience & Qualifications
Proven experience in a senior property leadership role.
Strong background in commercial retail property, asset management or portfolio management.
Experience within a retail, multi-site or customer-facing environment is highly desirable.
Demonstrated success in lease negotiations, acquisitions and property transactions.
Proven track record delivering refurbishment, fit-out and capital projects.
Experience leading facilities management across multiple locations.
Strong commercial acumen with the ability to evaluate investment opportunities and develop business cases.
Excellent stakeholder management, negotiation and influencing skills.
Relevant qualification in property, construction, surveying, engineering or a related discipline would be advantageous.
Full driving licence and willingness to travel as required.
