Senior PRS Property Manager - 70k + two days hybrid

A leading player in the residential property sector is seeking to appoint a Senior Property Manager to join its established team in Dublin 2, reporting directly to the Property Management Director. This organisation manages a substantial portfolio of residential assets and is recognised for delivering best-in-class property management services.
This position is suited to an experienced property professional with strong interpersonal, organisational, and reporting capabilities, looking to take on a senior role within a high-performing and collaborative environment. Key Responsibilities:
Management of a mixed residential portfolio including PRS and OMC properties
Preparation and management of service charge budgets, including variance analysis and corrective action implementation
Monitoring and analysis of financial performance (Budget vs Actual)
Ensuring all operational and maintenance standards meet occupier and client expectations
Building and maintaining strong relationships with clients, tenants, owners, and stakeholders
Coordinating property inspections, maintenance, and repairs within budget and timelines, including implementation of Planned Preventative Maintenance programmes
Working closely with Building Managers (where applicable), providing technical support and guidance
Maintaining accurate client reporting systems and tenancy schedules
Ensuring full compliance with Health & Safety regulations, keeping clients informed of risks and mitigation measures
Managing occupational costs (rent, service charge, insurance) and liaising with tenants, finance teams, and legal representatives on recoveries
Tracking and advising on key lease events including renewals and rent reviews
Preparing for and chairing AGMs, attending board and director meetings
Liaising with procurement teams to tender and negotiate contractor agreements
Approving and coding invoices accurately within budget frameworks
Managing and developing on-site personnel performance
Producing high-quality operational and financial reports for clients
Driving ESG initiatives and supporting sustainability accreditation targets (e.g. GRESB, ISO, WELL, BREEAM)
Identifying opportunities to enhance asset value and performance
Supporting tenant and client engagement strategies
Contributing to new business development, pitches, and consultancy services
Providing mentorship and leadership to team members, supporting consistency and service excellence across the department
Skills & Qualifications:
Relevant third-level degree and/or professional qualification (MSCSI/MRICS advantageous)
Minimum 5+ years’ experience in residential property management (PRS & OMC)
Strong communication and interpersonal skills, both written and verbal
Proven ability to manage client relationships and deliver high service standards
Ability to work under pressure and manage multiple deadlines effectively
Highly organised with strong prioritisation and multitasking abilities
Solid understanding of Irish Landlord & Tenant legislation, including the Companies Act and MUD Act
Self-motivated with the ability to work independently and as part of a team
Solutions-oriented mindset with strong problem-solving capabilities
Experience managing contractors and service providers
Excellent attention to detail and adherence to processes
Flexible, proactive, and professional approach
Full clean driving licence
Strong proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, SharePoint, SmartSheets)
