As Ireland’s leading self-build apartment developer and homebuilder, my client operates a well-established, fully integrated platform. This enables the consistent delivery of high-quality homes in locations that meet current demand while anticipating future living needs.
The Sales Manager is responsible for delivering private sales performance across multiple residential developments within the Irish new homes market on behalf of my client. This role focuses on managing day-to-day sales activity, coordinating with appointed sales agents, monitoring performance, and ensuring accurate reporting.
Working closely with the Head of Sales, Marketing, and Project teams, the Sales Manager ensures that pricing strategies, marketing campaigns, and site launches are executed effectively to achieve agreed sales targets.
Key Responsibilities
Sales Delivery & Agent Coordination
Develop and maintain strong relationships with key agents to maximise sales performance in a competitive market.
Collaborate with appointed agents to review pricing, unit releases, and margins in line with prevailing market conditions, making recommendations to the Head of Sales.
Agree, monitor, and regularly review sales targets with agents and internal sales teams.
Attend and oversee all sales launches across multiple developments.
Monitor incoming offers and lead negotiations where required.
Act as the primary point of contact for sales approvals, escalating to the Head of Sales when necessary.
Participate in weekly or bi-weekly sales meetings with agents, ensuring agreed actions are tracked and delivered.
Pricing & Campaign Support
Review pricing schedules and price lists to ensure accuracy and alignment with market positioning.
Agree and support the delivery of sales initiatives and events within budget, in collaboration with Sales and Marketing teams.
Remain responsive to changes in local market conditions and adapt strategies accordingly.
Work closely with the Sales team and Head of Sales on product mix, specification, and pricing to ensure the offering evolves in line with market demand.
Reporting & Analysis
Review daily and weekly reports from agents, CRM systems (Microsoft D365), and the wider sales team.
Collate weekly and monthly sales data from agents for reporting purposes.
Conduct regular calls with the transaction team and respond to internal queries relating to ongoing sales.
Monitor income (including deposits and contract progression) with the transaction team to ensure timely advancement.
Review and approve relevant sales invoices.
Maintain and update internal monthly sales schedules within D365.
Support the establishment and ongoing management of Owners’ Management Companies (OMCs) across developments.
Identify and escalate recurring system or process issues to the Reporting Executive.
Coordinate ongoing market research and competitor analysis.
Cross-Functional Collaboration
Work with the Marketing team to ensure developments are accurately represented across websites and property portals.
Ensure all marketing collateral (including plans, NIA calculations, and brochures) is accurate and aligned with sales objectives.
Provide the residential sales team with regular updates on broader site elements (e.g., retail and commercial components).
Attend internal meetings to present residential sales updates.
Collaborate with the wider Business Development team to ensure accurate inputs into appraisals, cost plans, and financial models.
Work closely with design and construction teams to ensure delivery of a product aligned with market expectations.
Essential Experience & Skills
Minimum of 7 years’ experience in residential property sales across Ireland and/or the UK, with responsibility for managing multiple agents and developments.
Strong networking, interpersonal, and influencing skills, with the ability to build and maintain effective relationships internally and externally.
Demonstrated ability to drive and manage the full sales process.
Excellent verbal and written communication, with strong presentation skills.
Solid financial and analytical capability, with the ability to use data to inform pricing and decision-making.
Proven experience using CRM systems, particularly Microsoft D365.
Track record of managing high-volume sales activity and consistently achieving targets.
Qualifications
Bachelor’s degree in Real Estate or a related discipline (preferred).
Strong knowledge of the Irish residential property market, including current trends and dynamics.
