What You’ll Do
As a Senior Property Manager, you’ll take ownership of a vibrant and varied Residential Portfolio (Luxurious PRS development in Dublin 4 & OMC properties). Your role will combine strategic oversight with hands-on management, ensuring the highest standards across financial, operational, and client service areas.
Key Responsibilities:
Manage a diverse residential portfolio with confidence and precision.
Prepare, monitor, and analyse service charge budgets and financial variances, taking proactive corrective action where needed.
Ensure properties consistently meet and exceed client and occupier expectations for quality, maintenance, and presentation.
Build and sustain strong relationships with clients, residents, and key stakeholders.
Lead on maintenance and repairs, implementing Planned Preventative Maintenance programmes to maximise performance and efficiency.
Support and guide on-site and building management teams to deliver technical excellence.
Drive Health & Safety compliance, proactively managing risk and communication with clients.
Maintain accurate tenancy schedules and track key lease events such as rent reviews and renewals.
Prepare and chair AGMs and attend client Board/Director meetings.
Liaise with procurement and finance teams to manage contracts, budgets, and invoice approvals.
Deliver high-quality operational and financial reporting for clients.
Champion Sustainability & ESG best practices, working toward accreditations such as GRESB, ISO, WELL, and BREEAM.
Identify opportunities to enhance asset value and drive performance improvements.
Support new business development initiatives, including client pitches and consultancy projects.
What You Bring
My client is looking for someone who combines technical expertise with outstanding people skills and commercial awareness.
Qualifications & Experience:
Relevant third-level degree and/or professional qualification (MSCSI/MRICS desirable).
5+ years’ experience in Residential Property Management (PRS & OMC).
Deep understanding of Irish Landlord & Tenant law, including Companies & MUD Acts.
Exceptional communication and client relationship skills.
Proven ability to manage multiple projects and meet tight deadlines under pressure.
Highly organised, detail-oriented, and solution-focused.
Strong contractor and team management capabilities.
Proficiency in Microsoft Office Suite, SharePoint, and SmartSheets.
Full, clean driving licence.
