The Opportunity

As Senior Lettings Manager, you will play a key role in the successful leasing, retention, and day-to-day management of a substantial portfolio of high-end residential apartments. You will be responsible for driving occupancy levels, managing resident relationships, and ensuring best-in-class service delivery across the development.

This is a highly visible position offering significant responsibility, autonomy, and the opportunity to contribute to the continued success of one of Dublin's landmark residential communities.

Key Responsibilities

  • Managing a portfolio of approximately 190 luxury residential units.

  • Leading all aspects of new lettings, tenancy renewals, and resident retention strategies.

  • Working closely with the onsite management team to deliver exceptional property and tenancy management services.

  • Supporting the financial management of the portfolio, including rent collection, arrears monitoring, and monthly reporting.

  • Coordinating apartment preparation and handover processes to ensure a seamless resident move-in experience.

  • Managing and optimising online advertising campaigns across property platforms and digital channels.

  • Achieving and exceeding agreed leasing, occupancy, and renewal targets.

  • Building and maintaining strong relationships with residents, clients, contractors, and colleagues.

  • Ensuring compliance with all relevant legislation, policies, and industry best practices.

  • Delivering a first-class customer experience in line with the standards expected within a premium PRS environment.

Candidate Profile

The successful candidate will possess:

  • A current PSRA Licence (essential).

  • Minimum 2–3 years' residential lettings experience within the Private Rented Sector (PRS).

  • Strong knowledge of the Residential Tenancies Act 2004 and RTB regulations.

  • Previous experience managing residential portfolios and tenancy lifecycles.

  • Experience using Letman or similar property management software.

  • Experience with Yardi would be a distinct advantage.

  • Excellent administrative, organisational, and time-management skills.

  • Strong communication and stakeholder management abilities.

  • High levels of professionalism, commercial awareness, and attention to detail.

  • A proactive, solution-focused approach with the ability to thrive in a fast-paced environment.

  • Proficiency across Microsoft Office, including Word, Excel, and PowerPoint.

  • A relevant property qualification would be advantageous.

  • A commitment to ongoing professional development and industry best practice.
