Property Manager
As a Property Manager, the individual will be responsible for overseeing a diverse portfolio of properties, managing lettings, and ensuring full compliance with Irish property regulations. The role involves liaising with landlords, tenants, and service providers to maintain high standards and maximise rental yields.
What the Ideal Candidate Will Have:
2–3 years of experience in the Irish property and lettings sector
Strong knowledge of letting laws, RTB regulations, and property management best practices
Excellent communication, negotiation, and organisational skills
Ability to work independently and manage multiple properties effectively
Proficiency in property management software
A PSRA licence (or active progress toward obtaining one)
The Property Manager will be a self-motivated, results-driven professional responsible for managing a diverse portfolio of residential and commercial properties. Responsibilities include site management, financial oversight, emergency response coordination, and letting services. The successful candidate will excel in tenant management, conflict resolution, and effective communication with stakeholders—including large institutional landlords in the PRS market and the Board of Directors.
Key Duties Include (but are not limited to):
Tracking upcoming available properties and ensuring CRM systems remain accurate at all times
Managing checkouts and turnover of vacant properties in conjunction with the client’s services team
Overseeing condition reports produced by the client’s services team and recommending deposit returns or deductions to the COO
Day-to-day management of tenants and contractors
Tracking rental payments and handling arrears in line with RTB regulations
Tracking contract renewals/reviews and issuing correspondence in accordance with RTB regulations
Managing RTB cases from inception to decision
Carrying out property inspections as required under client contractual obligations
Handling conflict situations confidently and professionally, including complex matters
Producing reports on asset performance as required
Maintaining strong relationships with key clients
Ensuring all management systems are kept updated and maintained
Ensuring only approved and suitable contractors are instructed in line with internal processes
Working with the wider team to coordinate maintenance requests, works, and resident communication
Resolving day-to-day property maintenance issues
Reporting to clients on a weekly, monthly, and quarterly basis
Ensuring compliance with all relevant legislation, including the Residential Tenancies Act 2004, Health & Safety legislation, Fire Services Act 1981, Occupiers Liability Act 1995, Waste Management and Litter Pollution Acts, and Data Protection Act
