Role Overview
The Property Analyst will support our Asset Management division. This role is essential in providing data-driven insights and analysis that inform operational performance, asset strategies, and tenant experience across our residential portfolio. The successful candidate will play a key role in optimising property performance, enhancing operational efficiency, and contributing to data-led decision-making within one of Ireland’s most innovative residential platforms.
As a Property Analyst, you will be a self-motivated, results-oriented professional responsible for assisting in the management of a diverse portfolio of residential properties, including PRS and Cost-Rental assets. This role encompasses site management, financial insight, emergency response coordination, and letting services.
The successful candidate will excel at tenant management, conflict resolution, and effective communication with stakeholders, including large institutional landlords in the PRS market and the Board of Directors.
Key Responsibilities
The Employee’s key duties shall include (but are not limited to):
Analyse asset-level and portfolio performance metrics, including occupancy, rental income, arrears, void periods, lease expiries, operating costs, net operating income, and budget variance.
Prepare regular asset management reports, dashboards, and performance packs to support strategic decision-making by the Asset Management team, clients, and senior stakeholders.
Monitor market trends and competitor performance to inform pricing strategies and investment decisions.
Develop models and dashboards to track KPIs across the property portfolio.
Support budgeting, forecasting, and rent review processes through robust data analysis.
Collaborate with cross-functional teams (Leasing, Facilities, Block Management) to identify performance gaps and opportunities for improvement.
Assist with capital expenditure planning and return-on-investment analyses.
Maintain and update property databases, ensuring data accuracy and integrity.
Provide insights into tenant behaviour and retention trends using internal and external data sources.
Manage the maintenance work order dashboard – MaintenanceIQ – to ensure all maintenance items are triaged, responded to, and actioned accordingly.
Ensure regular communication with residents, contractors, and all other key stakeholders (including colleagues) regarding ongoing maintenance items to ensure a cohesive approach to service delivery.
Monitor performance statistics on MaintenanceIQ to ensure tickets are responded to within targeted timeframes and extract reports to identify trends in maintenance requests.
Assist residents with lease administration queries, particularly changes of occupant, assignments, and serving notices, ensuring the property database, Yardi, is updated accordingly.
Utilise the CRM system to monitor and track upcoming available units, ensuring accuracy and integrity of data input.
Assist with the checkout and turnover of vacant properties in conjunction with the Client’s property services team.
Obtain and share condition reports produced by the Client’s property services team and process deposit returns, less any applicable deductions, to residents.
Carry out property inspections in accordance with Client contractual requirements, typically on a bi-annual basis.
Assist the team with invoice approvals for monthly supplier payment runs.
Operate in a courteous and professional manner when assisting residents with queries.
Track rental payments, monitor arrears, and issue arrears notices in accordance with RTB regulations.
Track lease renewals and rent reviews and issue relevant correspondence in accordance with RTB regulations.
Maintain strong working relationships with key stakeholders, including preferred suppliers, business partners, and clients (both internal and external).
Adhere to internal processes for vendor onboarding, invoice processing, and information sharing.
Assist the team with weekly, monthly, and quarterly reporting requirements by utilising system software to track arrears and maintenance KPIs.
Ensure compliance with the Residential Tenancies Act 2004, Health and Safety legislation, Fire Services Act 1981, Occupiers Liability Act 1995, Waste Management and Litter Pollution Acts, and Data Protection Act.
Skills and Competencies
Strong analytical and numerical skills with a high level of accuracy.
Advanced Excel skills; experience with BI tools (e.g., Power BI, Tableau) an advantage.
Awareness and understanding of residential property management and real estate KPIs.
Ability to interpret complex data and communicate findings clearly to stakeholders.
Proactive mindset with strong problem-solving skills.
Organised and self-motivated with the ability to work independently and as part of a team.
Qualifications and Requirements
Bachelor’s degree in Property, Finance, Economics, Data Analytics, or a related field.
1–3 years’ experience in a data or property-focused analytical role.
Familiarity with residential property operations or asset management is desirable.
Knowledge of property management systems (e.g., Yardi, MRI) is an advantage.
