As a Junior Property Manager, the individual will play a key role in supporting the Property Management team by overseeing maintenance requests, running arrears reports, and ensuring compliance with Irish property regulations.
The role involves liaising with landlords, tenants, and service providers to maintain high standards and optimise rental yields.

Strong knowledge of letting laws, RTB regulations, and property management best practices.
Excellent communication, negotiation, and organisational skills.
The ability to work independently while effectively managing multiple properties.
Proficiency in property management software.
A PSRA licence (or be actively working towards obtaining one), which is essential.
The Junior Property Manager is expected to be a self-motivated, results-driven professional responsible for assisting in the management of a diverse residential portfolio, including both PRS and Cost Rental properties. The role encompasses site management, financial oversight, emergency response coordination, and letting services.
The successful candidate will demonstrate strong capability in tenant management, conflict resolution, and stakeholder communication, including engagement with institutional landlords within the PRS sector and Boards of Directors.
Key Responsibilities (including but not limited to):
Managing the maintenance work order system to ensure all issues are triaged, responded to, and resolved efficiently.
Maintaining consistent communication with residents, contractors, and stakeholders to ensure a coordinated service delivery approach.
Monitoring maintenance performance metrics to ensure adherence to response time targets and analysing trends through reporting.
Resolving day-to-day reactive maintenance issues and supporting planned preventative maintenance programmes.
Assisting residents with lease administration queries, including occupant changes, assignments, and notice serving, while ensuring accurate database updates.
Using CRM systems to track available units and maintain high standards of data accuracy and integrity.
Supporting the checkout and turnover process for vacant properties in coordination with the client’s service teams.
Managing condition reports and facilitating deposit returns, including any applicable deductions.
Conducting property inspections in line with client contractual requirements (typically bi-annually).
Managing tenant queries through a centralised inbox, ensuring timely resolution or escalation.
Assisting with supplier invoice approvals for monthly payment runs.
Providing courteous and professional support to residents at all times.
Tracking rental payments, monitoring arrears, and issuing notices in compliance with RTB regulations.
Managing lease renewals and rent reviews, including issuing relevant documentation in accordance with RTB requirements.
Building and maintaining strong working relationships with key stakeholders, including suppliers, partners, and clients.
Adhering to internal procedures for vendor onboarding, invoice processing, and information management.
Supporting reporting requirements (weekly, monthly, quarterly) by leveraging system data to track arrears and maintenance KPIs.
Ensuring compliance with all relevant legislation, including the Residential Tenancies Act 2004, Health and Safety legislation, Fire Services Act 1981, Occupiers’ Liability Act 1995, Waste Management and Litter Pollution Acts, and Data Protection legislation.
