Junior PRS Residential Lettings Negotiator
My client is seeking an enthusiastic and experienced Residential Lettings Negotiator to join their busy and expanding team dealing with a substantial portfolio of modern residential properties around Dublin (most constructed within the last 10 years), many of which are owned by institutional investors and regulated entities.
The role requires someone who is able to work independently in a busy office and out of the office at properties, whilst also working as part of a highly professional team, managing their assigned portfolio. The person will require attention to detail and the ability to adapt and be reactive in a fast-paced environment.
Role:
In general, the role involves the following tasks (not an exhaustive list):
Inspecting properties and establishing market rent for new properties based on comparable research and market experience.
Demonstrating knowledge of:
• market rents
• marketing strategies
• how to present properties for viewing
• matters relating to statutory property obligations
Effectively communicating with colleagues, Clients, and tenants.
Managing daily lettings enquiries via phone, email, and social media.
Setting up viewing appointments and carrying out viewings as required – primarily on weekdays and Saturday mornings.
Negotiating letting terms with tenants.
Gathering references and ID from prospective tenants and conducting thorough reference checks.
Preparing all paperwork required for lettings administration, including scanning and filing once completed.
Arranging utility transfers, RTB registrations, and setting up tenants’ standing orders.
Preparing inventories (only where required).
Liaising with the Property Management and Accounts teams to ensure smooth operations.
Preparing advertisement text and organizing property photos for online listings.
Compiling weekly reports for Clients.
Achieving optimal results for Clients regarding new lettings and occupancy levels.
Analysing lettings performance for Client portfolios and providing recommendations to improve outcomes.
Assisting in reviewing plans for new rental developments, advising on estimated rents and potential building improvements.
Requirements:
Must hold a PSRA Licence ‘C’ and a relevant property-related qualification.
Must have use of a car.
Essential - A minimum of two years’ experience in Dublin residential lettings.
Strong attention to detail for client reporting and documentation.
Absolute confidentiality on all matters.
Enthusiastic and motivated to deliver a first-class professional lettings service.
Excellent written and verbal communication skills in English.
Confident in dealing with people both in person and over the phone.
Proficiency in Microsoft Word and Excel.
Self-motivated with the ability to work independently and manage multiple tasks.
In-depth knowledge of landlord and tenant legislation, PRTB regulations, and statutory property obligations.
Strong negotiation skills.
Proven ability to build long-term relationships with tenants, colleagues, and Clients.
