Junior PRS Property Manager,

As a Junior PRS Property Manager, you will play a key role in supporting the Property Management team by managing maintenance requests, running arrears reports and ensuring compliance with Irish property regulations.

Your role will involve liaising with landlords, tenants, and service providers to maintain high standards and maximize rental yields.

  • Proficiency in property management software.

  • A PSRA license (or working towards obtaining one) is essential.

  • The Junior Property Manager will be a self-motivated, results-oriented professional responsible for assisting in the management of a diverse portfolio of residential properties, both PRS and Cost-Rental. This role encompasses site management, financial oversight, emergency response coordination, and letting services.

  • The successful candidate will excel at tenant management, conflict resolution, and effective communication with stakeholders—including large institutional landlords in the PRS market and the Board of Directors.

The Employee’s key duties shall include (but not limited to):

  • Manage the maintenance work order dashboard – MaintenanceIQ – to ensure all maintenance items are triaged, responded to and actioned accordingly.

  • Ensure regular communications with residents, contractors and all other key stakeholders (including colleagues) on ongoing maintenance items to ensure cohesive approach to service delivery.

  • Monitor performance statistics on MaintenanceIQ to ensure tickets are responded to within targeted timeframes and extract reports to understand trends in maintenance tickets.

  • Resolving day-to-day reactive property maintenance issues and assisting with planned preventative maintenance programme.

  • Assisting residents with lease administration queries, particularly changes of occupant, assignments and serving notices, and ensuring our property database, Yardi, is updated accordingly.

  • Utilising our CRM system to monitor and track upcoming available units and ensuring accuracy and integrity in data input

  • Assisting with the checkout and turnover of vacant properties in conjunction with the Services team.

  • Obtaining and sharing condition reports produced by Services team and processing deposit returns less any deductions to residents.

  • Carry out property inspections (as per Client contractual requirements), typically on a bi-annual basis.

  • Day to day management of tenant queries by overseeing the centralised inbox and actioning/escalating queries appropriately.

  • Assist team with invoice approvals for monthly pay-run for suppliers.

  • Operate in a courteous and professional manner when assisting residents with queries.

  • Tracking rental payments, monitoring arrears, and issuing arrears notices in accordance with the RTB regulations.

  • Tracking lease renewals and rent reviews and issuing relevant correspondence in accordance with RTB regulations.Maintain strong working relationships with key stakeholders including preferred suppliers, business partners, and clients (both internal and external).Adhere to internal processes for vendor onboarding, invoice processing and information sharing.

  • Assist team with weekly/monthly/quarterly reporting requirements by utilising system software to track arrears and maintenance KPIs.

  • Ensuring compliance with Residential Tenancy Act 2004, Health & Safety Legislation, Fire Services Act 1981, Occupiers Liability Act 1995, Waste Management and Litter Pollution Acts and Data Protection Act.
