Estate Manager / Senior Property Manager – Based on site Dublin 15
This an exciting opportunity for an experienced property manager to oversee the daily management and maintenance of an established OMC development, ensuring a high-quality living environment for all owners and residents. This includes managing building operations, maintaining common area and their facilities, resolving resident issues, and ensuring compliance with all relevant standards and regulations.
Building Operations
Oversee the daily operations of the development, including:
Monitor building systems and equipment to identify and address potential issues proactively
Security personnel and CCTV systems
Waste management and recycling
Landscaping and grounds maintenance
Life safety systems
Liaise with contractors and service providers to ensure timely and efficient service delivery
Conduct regular inspections of common areas to identify and address any maintenance needs
Ensure that all required maintenance contracts are in place and implemented
Implement and maintain a safe and healthy living environment for all owners and residents
Respond effectively to any emergency situations
Identifying and implementing innovations to improve service delivery
Owner & Resident Relations
Onsite support from administrator,
Act as a primary point of contact for owners and residents on all matters related to building management and maintenance
Respond promptly and effectively to owner & resident inquiries, complaints and requests
Build and maintain positive relationships with owners and residents
Working to resolve any issues related to lease covenant and house rules enforcement and compliance
Financial Management
Monitor and control building operating budgets and expenses
Participate in processes to collect service charges from owners and answering service charge queries
Administrative Duties
Attendance at OMC Board of Directors and General Meetings and preparation of meeting minutes
Maintain accurate and up-to-date records of all building operations and maintenance activities
Escalate any matter that you cannot resolve to the Director in Charge
Maintain regular communication to the Director in Charge
Act as Line Manager for the onsite Administrator
Stay informed of any changes to relevant legislation and best practices
Essential Qualifications, Skills & Experience:
PSRA D License Holder
Strong understanding of building maintenance and operations
Excellent communication, interpersonal, and customer service skills
Ability to build and maintain positive relationships with residents
Strong organizational and time management skills
Ability to work independently and as part of a team
Experience in using property management software
