Divisional Director Property Management (Residential 80k)

The Opportunity

My client is seeking an exceptional Divisional Director to lead and transform its Residential Property Management division. This is a high-impact leadership role offering the opportunity to shape strategy, drive commercial growth, and deliver best-in-class property management services across a diverse and expanding residential portfolio.

The successful candidate will provide strategic direction while championing operational excellence, innovation, and customer experience. Working closely with senior leadership, they will play a pivotal role in growing the business, strengthening client partnerships, developing high-performing teams, and ensuring the highest standards of governance, compliance, and service delivery.

Key Responsibilities

Strategic Leadership & Business Growth

  • Drive the strategic direction and continued growth of the residential property management division.

  • Identify opportunities for market expansion, portfolio growth, and service diversification.

  • Contribute to the wider business strategy as a member of the senior leadership team.

  • Lead organisational change initiatives that enhance operational efficiency and elevate client outcomes.

  • Monitor market trends, emerging legislation, and industry developments to ensure the business remains competitive and forward-thinking.

Operational Excellence

  • Provide oversight of a large residential property portfolio across multiple regions.

  • Ensure consistency, quality, and operational excellence across all property management teams.

  • Develop, implement, and monitor key performance indicators (KPIs) and service standards.

  • Champion continuous improvement initiatives and the adoption of industry best practice.

  • Ensure effective workforce planning and optimal resource allocation across the division.

Client & Stakeholder Management

  • Build and maintain trusted relationships with developers, institutional investors, OMC Boards, leaseholders, residents, and other key stakeholders.

  • Lead strategic client retention initiatives while identifying opportunities to expand existing relationships.

  • Act as the senior escalation point for complex operational and client matters.

  • Drive exceptional client satisfaction through proactive communication and service excellence.

  • Deliver regular operational and financial performance reporting to clients.

Financial & Commercial Management

  • Oversee the preparation and management of service charge budgets.

  • Analyse financial performance, investigate variances, and implement corrective actions where required.

  • Ensure operational standards consistently meet client expectations while delivering value for money.

  • Oversee planned preventative maintenance programmes and capital works, ensuring projects are delivered on time and within budget.

Governance, Compliance & Risk

  • Ensure full compliance with all relevant legislation, regulatory requirements, and industry standards.

  • Champion best practice in health, safety, and risk management, ensuring clients are appropriately informed of emerging risks.

  • Where appropriate, represent my client on industry committees, including those established to advise on apartment defect remediation and associated redress schemes.

Leadership & People Development

  • Inspire, mentor, and develop a high-performing team of Property Managers and on-site professionals.

  • Foster a culture of accountability, collaboration, continuous learning, and excellence.

  • Lead performance management, succession planning, and talent development initiatives across the division.

Procurement & Contractor Management

  • Lead commercial negotiations with contractors and service providers in line with my client's procurement policies.

  • Ensure contracts deliver quality, value, and compliance.

  • Oversee timely approval and management of contractor invoices.

Governance & Resident Engagement

  • Build strong working relationships with OMC Directors, clients, residents, tenants, and committee members.

  • Oversee the preparation of board reports, AGM documentation, and management reports.

  • Chair quarterly Directors' meetings and Annual General Meetings.

  • Provide strategic consultancy on projects extending beyond traditional portfolio management.

Sustainability & Innovation

  • Champion sustainability initiatives and environmental best practice across the residential portfolio.

  • Support clients in achieving sustainability objectives through innovative property management solutions and recognised accreditations where appropriate.

  • Promote a culture where sustainable practices are embedded into day-to-day operations.

Skills & Experience

The ideal candidate will possess:

  • A relevant third-level qualification and/or professional accreditation (MRICS desirable).

  • A current PSRA Licence (Categories C & D).

  • A full Irish driving licence and access to an insured vehicle.

  • A minimum of eight years' senior experience managing large-scale residential property portfolios.

  • A proven track record of leading high-performing teams and delivering commercial growth.

  • Strong strategic thinking, commercial acumen, and financial management expertise.

  • Excellent stakeholder engagement, influencing, and negotiation skills.

  • Outstanding communication, organisational, and leadership capabilities.

  • A solutions-focused mindset with exceptional decision-making and problem-solving abilities.
