Development Specialist - BTR €Six figures

My client is the largest private developer in Ireland, with an extensive and strategically located landbank across Dublin. The company is focused on building transformational neighbourhoods and delivering affordable, high-quality homes for people and communities across Ireland.

Reporting to the Head of Development, the Associate Director will be part of the Build to Rent (BTR) team based in Head Office. The successful candidate will have the opportunity to work proactively and collaboratively with other members of the wider development team as the company delivers new neighbourhoods and communities.

This is a fantastic opportunity for a highly motivated, ambitious and commercially minded Build to Rent expert who wants to work on exciting residential projects.

A key aspect of this role is to build on existing relationships with institutional investors, Approved Housing Bodies (AHBs) and other large-scale BTR purchasers, and to manage the disposal of large-scale residential opportunities, including forward funding and forward purchase deals.

Key Accountabilities

  • Identify and secure PRS and BTR investment sale opportunities across Dublin and wider Ireland, as appropriate.

  • Build and maintain strong relationships with institutional investors, REITs, AHBs, developers, and agents.

  • Manage end-to-end investment transactions, including acquisition, development advice, and sale.

  • Prepare and deliver high-quality investment memoranda, marketing materials, cash flow analyses, and market reports.

  • Liaise with legal, planning, valuation, and development consultants during due diligence and transaction processes.

  • Track and analyse market trends, yields, rental performance, and pipeline activity.

  • Provide financial, operational, and market data analysis to support operations and identify opportunities to maximise value.

  • Conduct rent roll analysis, project market rents and evaluate rent roll implications for future owners.

  • Underwrite (model) deals for the team.

  • Participate in client meetings, presentations, and negotiations to deliver strategic investment advice.

Qualifications and Experience

  • Strong quantitative and analytical abilities, with a finance or real estate background and a passion for the property sector.

  • Proven experience in modelling BTR acquisitions and developments.

  • A minimum of 10 years’ experience in a similar role.

  • Bachelor’s degree in finance, accounting, real estate, or a related field.
