Job Purpose:

My client is seeking an experienced Building Consultant Manager to lead a team of building consultants delivering expert building assessments, technical reports, regulatory advice, and project support. This role combines strategic leadership, team oversight, client liaison, and technical quality assurance to ensure that all building consultancy services are compliant, effective, and aligned with business objectives.

Acting as a senior technical advisor, the successful candidate will support property managers, asset and FM managers, and clients, ensuring properties are safe, compliant, and perform to the highest standards.

Key Responsibilities:

Leadership & Team Management

  • Lead, mentor, and develop a team of building consultants and surveyors.

  • Manage team resourcing, project allocation, and workflows to meet delivery targets.

  • Monitor team performance to ensure quality, consistency, and timely completion of deliverables.

  • Foster a culture of professionalism, continuous learning, and customer-centric service.

Building Consultancy Services

  • Lead property inspections, condition assessments, and lifecycle asset planning.

  • Oversee strategies for capital expenditure, repair, refurbishment, and planned maintenance.

  • Ensure regulatory compliance across building codes, fire safety, health & safety, and ESG standards.

  • Provide expert input on dilapidations, leasehold obligations, and technical due diligence.

Stakeholder & Client Engagement

  • Serve as a senior technical contact for landlords, FM/property managers, investors, and tenants.

  • Work collaboratively with Asset Management, Facilities, Legal, and Leasing teams to ensure alignment of technical services with portfolio strategies.

  • Present technical findings and advice clearly to both technical and non-technical audiences.

  • Support commercial negotiations with expert reports and defensible recommendations.

  • Contribute to business development, innovation, and long-term client relationships.

Operational & Commercial Management

  • Manage team KPIs, delivery performance, and client satisfaction metrics.

  • Oversee project budgets, resource planning, fee proposals, and financial forecasting.

  • Ensure accurate and timely invoicing and project reporting.

  • Align consultancy operations with broader risk management, compliance, and growth strategies.

  • Drive operational improvements through digital tools and streamlined reporting systems.

Qualifications & Experience:

  • Degree in Building Surveying, Construction Management, Engineering, or related field.

  • 7–10 years’ experience in building consultancy within the commercial real estate sector.

  • Minimum of 3 years’ experience in a leadership or managerial role.

  • Professional accreditation (e.g., MRICS, MCIOB, CIBSE) strongly preferred.

  • In-depth knowledge of commercial leases, landlord/tenant obligations, and lifecycle planning.

  • Experience with large-scale property portfolios and complex commercial assets.

Key Skills & Competencies:

  • Proven team leadership in a consultancy or property setting.

  • Strong commercial acumen and a client-focused mindset.

  • Technical expertise in building analysis, compliance, and lifecycle costing.

  • High-level communication and report-writing skills.

  • Ability to engage confidently with internal and external stakeholders.

  • Familiarity with ESG, asset performance strategies, and FM integration.

  • Proficient in construction and project management software.

Working Conditions:

  • Hybrid role with office and site-based responsibilities.

  • Regional or national travel may be required for inspections and client meetings.

  • Flexibility to work extended hours when necessary to meet project deadlines.
