Avril Clare Recruitment Ltd is delighted to have been retained to recruit a Property Asset Manager on behalf of our client.

Our client is a Dublin-based private property investment and asset management platform, focused on land and real estate opportunities across Ireland and the UK. The business has a strong reputation for opportunistic investment and active asset management across multiple real estate sectors.

This role will suit a commercially minded surveyor/asset manager (4+ years’ experience) who wants end-to-end exposure across leasing, transactions, capex delivery and value-creation initiatives within a mixed portfolio in Ireland, with scope to support UK activity over time.

While the team is small, the remit is broad and the opportunity for impact and progression is significant.

 

The Role

  • Support the Property Director (Ireland) in the day-to-day management and performance of a mixed commercial property portfolio in Ireland, with the opportunity to contribute to UK assets over time.

  • Drive asset-level business plans: identify value-creation initiatives (income growth, lease events, repositioning, refurbishment and development opportunities) and support execution.

  • Leasing and occupier management: support/lead negotiations on leases, licences and renewals; coordinate rent reviews, break options, dilapidations and key lease events.

  • Capital projects and property maintenance interface: represent our client before and during design/construction; coordinate external technical advisers (project managers, engineers, architects, QS, planning, health & safety) and monitor programme, budget and risk.

  • Transactions: assist with acquisitions and disposals including due diligence, valuations, data-room preparation, legal/document management and stakeholder updates.

  • Performance reporting: maintain property and lease data; support budgeting/forecasting, capex planning, KPI reporting and portfolio-level analysis.

  • Stakeholder management: liaise with letting agents, asset/occupier representatives, local authorities and internal/external legal and tax advisers.

  • Support ESG and compliance initiatives relevant to commercial real estate (e.g., energy performance improvement plans, ESG data collection, building compliance and governance processes).

 

The Person

  • 3–5 years’ experience in commercial real estate asset management, professional services (commercial agency) or property company environment.

  • Strong understanding of leasing fundamentals and commercial property processes (lease events, rent review, due diligence, valuations and transactions).

  • Exposure to capex/project delivery and the ability to coordinate multidisciplinary technical advisers.

  • Commercially analytical: comfortable with budgets/forecasts, portfolio reporting and translating analysis into actions.

  • Strong stakeholder management skills; clear written and verbal communication with a professional, client-facing style.

  • Highly organised with strong initiative; able to work autonomously within a small team.

  • Relevant third-level qualification in property, real estate, surveying, construction or a related discipline; RICS/SCSI (or working towards) is desirable.

  • Full clean driving licence and access to a vehicle.

  • This role requires the successful candidate to be based on site in my clients office in Dublin city centre

Remuneration

  • Competitive base salary (DOE)

  • Annual discretionary bonus

  • Pension: up to 10% employer contribution (subject to scheme rules)

  • Annual leave: 23 days
